The proposed Century Palms Estates, a major new residential project for Rio Linda, is scheduled for review by the Rio Linda/Elverta Community Planning Advisory Council (CPAC) on Wednesday, November 19, 2025.

The project, which seeks approval for a 120-unit detached single-family subdivision under the state’s SB330 streamlining process, aims to utilize the vacant property on the southwest side of M Street, behind “Original Granite’s” burgers.

Project Details and Requirements

Located within the Downtown Rio Linda Special Planning Area (SPA), the project seeks a Tentative Subdivision Map, Special Development Permit, and Design Review.

Documentation indicates the development is viewed as supporting the County’s infill housing strategy by introducing 120 new, for-sale homes into the area. The developer is specifically required to provide a minimum of 120 dwelling units, a condition established in consideration of County Policy and constraints related to the Sacramento Area Sewer District (SASD).

To achieve the required density and optimize the site design within the RD-20 and CMU zones, the developer is requesting the following deviations from standard setbacks:
